NJ-architects were approached by the new owners of this detached dwelling which had a consented planning application for a pool house extension. The new design must work with the previously consented proposals for an extension, in respect of the planning precedent that had been established.
The house is a detached dwelling surrounded by fields, situated within the Nidderdale National Landscape. The new extension comprises of a new Pool House, Principal Bedroom, Kitchen extension, terracing, links to main house and garaging with garage conversion to a gym. It seeks to extend the existing house with a single storey and part two storey linked element on the site of the existing sunken walled garden to the west of the house. This will be contained within the plan of the existing walled garden.
Overall visual impact of the building must be minimal. The design and external appearance must be considered acceptable for the setting in the NNL. The extent of glazing needs to be carefully managed against the impact upon the open countryside setting. Visually sensitive skylines, hills and valley sides and visual amenity are protected and enhanced.
The form has been kept simple and elegant and is subservient to the existing house and particularly to that of the neighbouring large agricultural building. The wall lines are set in from the edges of the existing property, to emphasise and reinforce the subservient
nature. The roof pitch and detailing reflects the existing dwelling with materials chosen to integrate architecturally.
